Who is the client?
Hounslow and Richmond Community Healthcare NHS Trust (HRCH) provides community health services for around 523,000 people registered with GPs in the London boroughs of Hounslow and Richmond.
The challenge – supporting long term financial sustainability
Bedfont Clinic is a GP practice providing a range of community health services to the local population. The Trust was seeking advice on how to maximise the value and return on investment from their Bedfont clinic site, strategically located for the delivery of existing Trust services, to support their long term financial sustainability. This focused around understanding the options to use the site for housing or retaining a health use (e.g. extra care and GP practice), or a combination of both.
Finding a solution – developing a commercial approach to estate management
We worked closely with the Trust and our collaborators to develop a thorough commercial approach to estate and property development. Through initial site and planning assessments (CIL, S106, affordability etc), marketing intelligence research and development costs, we proposed a range of redevelopment options.
We explored and introduced a variety of development and infrastructure investment solutions, producing a range of options to demonstrate both financial returns and non-financial benefits.
Our advice is always underpinned by our long term understanding of the health landscape. We combined this with our commercial property development expertise, market intelligence and close working with our legal partners, Trowers & Hamlins, for legal due diligence and commercial structuring support. This meant we could go above and beyond the original scope of works, proving the added value and experience that we aim to bring to all our commissions.
We delivered a final comprehensive report describing the thorough option appraisal process, accompanied by our recommendations of the most appropriate option in response to the Trust’s objectives and associated timescales.
What was the outcome?
The report helped the Trust to understand the specific opportunities for the Bedfont Clinic site and how the various development options could achieve high efficiency and productivity rates.
It has also driven them to implement other priorities, such as partnership working with councils, registered providers, other health organisations, and third and private sector parties.
